Job Overview

A career opportunity is available for a Technology and Smart Building Manager in Dubai, UAE, to lead smart building technology, building automation, energy efficiency, and digital facilities management initiatives across a portfolio of properties.

The successful candidate will assess existing building systems, identify opportunities for operational improvement, and develop practical technology strategies that enhance building performance, reduce energy and water consumption, improve maintenance efficiency, and create a better experience for occupants.

This role requires strong technical knowledge, commercial awareness, project management capabilities, and the ability to coordinate with facilities management (FM), information technology (IT), procurement, project teams, consultants, and technology providers.

Key Responsibilities

1. Smart Building Assessment and Technology Planning

  • Assess existing building management systems, monitoring platforms, automation technologies, and operational processes to identify gaps and improvement opportunities.
  • Develop a prioritized smart building technology roadmap based on asset condition, operational requirements, business objectives, and approved budgets.
  • Prepare implementation plans outlining project scope, estimated costs, expected benefits, dependencies, timelines, and operational responsibilities.
  • Recommend phased technology upgrades that support long-term property performance and business priorities.

2. Building Automation and Smart Systems Integration

  • Define technical requirements for Building Management Systems (BMS), Energy Management Systems (EMS), Internet of Things (IoT) sensors, smart meters, analytics platforms, and remote monitoring solutions.
  • Evaluate HVAC automation, lighting controls, water monitoring, indoor environmental monitoring, and equipment fault detection technologies.
  • Assess additional smart property solutions, including access control, visitor management, parking management, and electric vehicle (EV) charging infrastructure where required.
  • Coordinate system integration with Computer-Aided Facilities Management (CAFM) platforms and relevant FM and IT teams.
  • Promote interoperability, open communication protocols, reliable data management, and appropriate system access controls.

3. Energy Efficiency and Building Performance

  • Analyse energy consumption, water usage, equipment performance, and operational data to identify inefficiencies and recurring maintenance issues.
  • Work with facilities management teams and specialist contractors to improve equipment performance, operating schedules, and building control strategies.
  • Coordinate energy audits, technical investigations, and improvement assessments when necessary.
  • Establish performance baselines and measurement methods to evaluate the impact of approved initiatives.
  • Monitor and verify actual energy savings, water savings, maintenance improvements, and other operational benefits against agreed targets.

4. Technical Evaluation and Commercial Business Cases

  • Develop business cases for smart building investments, including capital expenditure, installation, integration, licensing, subscriptions, maintenance, and whole-life costs.
  • Evaluate technology suppliers and solutions based on functionality, compatibility, scalability, reliability, cybersecurity considerations, technical support, and long-term ownership costs.
  • Prepare return on investment (ROI) assessments, payback calculations, and documented assumptions in coordination with relevant business stakeholders.
  • Develop technical specifications, project scopes, and supplier evaluation criteria.
  • Support procurement activities through vendor assessments, technical comparisons, proposal reviews, and clarification of technical requirements.

5. Smart Building Pilots and Project Implementation

  • Define pilot project objectives, budgets, implementation periods, and measurable success criteria before recommending wider deployment.
  • Coordinate approved projects with facilities management, IT, project management, consultants, contractors, and technology suppliers.
  • Monitor project schedules, expenditure, risks, technical deliverables, and implementation progress.
  • Ensure systems are tested and commissioned in accordance with approved specifications and performance requirements.
  • Coordinate project handover, ensuring the availability of technical drawings, system configurations, software licences, access credentials, warranties, operating manuals, and training materials.

6. Digital Facilities Management and Data Analytics

  • Improve the integration of building technology with CAFM systems, asset information platforms, maintenance workflows, and operational reporting tools.
  • Develop dashboards and reports to monitor energy consumption, water usage, equipment performance, system faults, and smart building project outcomes.
  • Evaluate predictive maintenance, digital twin technology, and artificial intelligence (AI)-based building analytics where these solutions offer measurable operational benefits.
  • Support user training and technology adoption among facilities management and operational teams.
  • Maintain an accurate inventory of technology platforms, integrations, licences, and supplier support arrangements.

7. Technical Governance and Stakeholder Management

  • Coordinate building technology connectivity, hosting arrangements, cybersecurity requirements, user permissions, data backups, and recovery planning with the designated IT team.
  • Establish clear responsibilities for system operation, maintenance, technical support, and escalation before project handover.
  • Review relevant technical service agreements, warranties, and supplier support commitments.
  • Follow approved project governance and change management procedures.
  • Prepare concise management reports covering project progress, expenditure, risks, performance improvements, and expected business benefits.
  • Coordinate with internal stakeholders and external specialists to resolve technical challenges and deliver assigned responsibilities within the scope of the role.

Qualifications and Experience

  • Bachelor’s degree in Electronics Engineering, Instrumentation Engineering, Electrical Engineering, Building Services Engineering, Technology, or a related technical discipline.
  • A management qualification is an advantage.
  • Substantial professional experience in building automation, connected building systems, technology integration, engineering operations, or related technical fields.
  • Demonstrated experience leading or coordinating relevant technology implementation and engineering projects.
  • Practical knowledge of Building Management Systems (BMS), Energy Management Systems (EMS), Internet of Things (IoT), building analytics, and CAFM integration.
  • Understanding of building systems communication protocols, interoperability, and technical integration requirements.
  • Experience preparing technical specifications, business cases, supplier evaluations, and commercial assessments.
  • Ability to coordinate pilot projects, system testing, commissioning, implementation, and operational handover.
  • Strong analytical, commercial, project coordination, communication, and stakeholder management skills.
  • Experience in the UAE property, real estate development, building operations, or facilities management sector is preferred.
