Job Details:

To carry out corrective, reactive, and preventive maintenance of HVAC system, Electrical System, Plumbing system and other equipment in private properties.
The job role involves providing fantastic customer service and delivery of MEP and AC related services.
This position is Field based role and often involves irregular working hours in adverse conditions. Some jobs may be in remote locations as well.
Suited for people with strong MEP skills and able to work independently.

Job Responsibility:
Diagnose electrical and mechanical defects and malfunctions.
Install, replace or repair faulty AC equipment.
Carry out PPM for HVAC & other MEP equipment.
Troubleshooting, repairing, installing of new compressor, AC leakage.
Installing, inspecting, maintaining, and repairing Electrical system for villas and residential apartments.
Knowledge of DB modification and providing solution for electrical issues
Electrical troubleshooting
Diagnose electrical malfunction, power tripping and power outage.
Installing, inspecting, maintaining, and repairing Plumbing system, water tank, pump, sump pit system
Diagnose leakage and blockage understanding the drainage and water supply system.
PPM for plumbing system
Knowledge in plumbing system parts and accessories
Installing water tank, water heater and all relevant plumbing works
Minor carpentry work, painting job, gypsum installation access hatch
To carry out Planned, Reactive & Corrective Maintenance Task. Ensure tasks are completed within the required response time based on priorities.
Monitor spare parts, tools and equipment required to execute the maintenance work.
Communicate with supervisors in case of major breakdown or Emergency tasks.
Follow the safety regulations and procedures while performing the maintenance work.
Perform regular maintenance work on AC system.

Key Accountability 2: Customer Service
Contribute to the development of a customer focused service and a positive corporate image, including the maintenance of good working relationship with client, client representatives.

Key Accountability 3: QHSE.

Responsible for:
Adhere strictly to all Safe Operating Procedures, and Safe Work Instructions – thus preventing potential incidents at all times.
Comply with HSE policy.

Contribute to safe systems of work and the development of quality management system by ensuring all work practices comply with relevant safety standard.
Ensure that measures to protect personal safety and well-being are always in place and that personal actions do not jeopardize the safety and well-being of others.

Key Accountability 4: Equipment’s, Tools & Tackles, Return of materials.
Responsible for:

Maintain company’s equipment’s, tools and tackles used for maintenance related works and return the same.
Returning all defective, unused materials, spare parts to store

Key Accountability 5: Behavioural and discipline.

Punctuality, time management and proper communication with supervisor, team, and customers
Compliance to company policies and procedures

Al Futtaim Private Assets Facilities Management division is specialized in providing facilities maintenance to its customers. Job holder will play a key role on the following.

Required skills:
Job-Specific Skills:
Carryout Planned Preventive Maintenance of Unitary and applied chilled water products based on service frequency and seasonal requirements.
Able to carry out site inspection and assess condition of all types of unitary products, applied chilled water products.
Carryout corrective, reactive, planned preventive maintenance works using computer aided facility management (CAFM), Mobility
Diagnose, troubleshoot (Mechanical, electrical) all types of Split, Package AC, All types of AHU, FCU
Able to read, understand electrical circuit diagram and basic functions of control power and control components and troubleshoot.
Ability to work with industry specified tools (Handling brazing sets, pressure regulators, vacuum pump, hand tools, analog/digital multi-meter, and insulation meter)

What equips you for the role:
Minimum Qualifications, Certification and Knowledge:
Understanding of System Sequence of Operation, schematics of Unitary (Window, all types of Split AC, Package AC) and applied HVAC products (AHU’s, FCU).
Basic understanding of functionality of each component and equipment standard operating values.
Strong Understanding of Health and Safety in the workplace
Experience delivering MEP services to customers.
Strong background working with a reactive maintenance company.
Strong client engagement and customer service skills
Strong time management skills.
Ability to work independently.
Basic English Level 3 (Read & Write)
Diploma / ITI in any MEP trade (Minimum 2 years)
Good understanding of theory and principles of heating, ventilation, air-conditioning, refrigeration, electrical & plumbing systems.

Minimum Experience:
Total 4 years of experience in building maintenance at any residential, commercial, and industrial facilities and out of which 2 years of experience in GCC in similar job.
