The Facility Supervisor / MEP Supervisor is responsible for overseeing the installation, inspection, testing, commissioning, and maintenance of Mechanical, Electrical, and Plumbing (MEP) systems at commercial, residential, and industrial facilities.
The role ensures that all MEP activities are completed according to approved engineering drawings, project specifications, local authority and municipality requirements, quality standards, project schedules, and HSE (Health, Safety and Environment) regulations.
The supervisor also coordinates technicians, subcontractors, and site personnel to ensure safe, efficient, and timely completion of facility maintenance and MEP works.
Key Responsibilities
Site Execution and MEP Installation
- Supervise the day-to-day installation, maintenance, testing, and commissioning of mechanical, electrical, and plumbing systems.
- Review approved engineering drawings, specifications, method statements, and project requirements before starting site activities.
- Monitor MEP works to ensure installation is carried out according to approved designs and technical standards.
- Coordinate technicians and site teams to ensure work is completed according to project schedules.
- Inspect completed MEP works and identify installation defects, technical issues, and maintenance requirements.
- Coordinate testing and commissioning activities for MEP systems and equipment.
- Monitor preventive and corrective maintenance activities to ensure facility systems remain operational and reliable.
Quality Control and Authority Compliance
- Ensure all MEP works comply with approved drawings, project specifications, quality standards, and applicable UAE regulations.
- Conduct regular site inspections to monitor workmanship and identify non-conforming work.
- Coordinate required inspections, testing, and approvals with consultants and relevant authorities.
- Ensure all work is completed in accordance with approved method statements and procedures.
- Maintain proper records of inspections, testing, maintenance activities, and site observations.
- Support the resolution of technical and quality-related issues.
Subcontractor and Workforce Management
- Supervise subcontractors, technicians, electricians, plumbers, and other site personnel.
- Allocate daily tasks and monitor workforce productivity.
- Coordinate with subcontractors to ensure activities are completed safely and according to the agreed schedule.
- Monitor the quality and progress of subcontractor work.
- Provide technical and operational instructions to site teams where required.
- Follow up on outstanding maintenance and installation activities until completion.
Facility Maintenance
- Support the operation and maintenance of building MEP systems and facility infrastructure.
- Coordinate preventive and corrective maintenance activities.
- Respond to equipment breakdowns and maintenance requests and ensure timely corrective action.
- Monitor the condition and performance of MEP equipment and systems.
- Help identify recurring equipment problems and recommend appropriate corrective measures.
Health, Safety and Environment
- Ensure all site activities comply with company HSE policies and UAE safety requirements.
- Conduct work activities in a safe and controlled manner.
- Ensure technicians and subcontractors use appropriate personal protective equipment (PPE).
- Identify potential workplace hazards and ensure appropriate control measures are implemented.
- Report unsafe conditions, incidents, and equipment-related hazards to the relevant management team.
Experience, Knowledge and Skills
Required Experience
- 3 to 7+ years of direct field supervision experience in MEP installation, testing, commissioning, maintenance, or facility management.
- Experience supervising MEP works in commercial, residential, industrial, or large-scale facilities.
- Practical experience coordinating technicians, subcontractors, and maintenance teams.
- Experience with MEP system inspection, testing, commissioning, and troubleshooting.
Required Skills
- Strong knowledge of Mechanical, Electrical, and Plumbing (MEP) systems.
- Good understanding of facility maintenance and building services.
- Ability to read and interpret MEP drawings, technical documents, and specifications.
- Strong site supervision and workforce coordination skills.
- Knowledge of quality control and HSE requirements.
- Good communication and interpersonal skills.
- Ability to manage multiple site activities and meet project deadlines.
- Strong problem-solving and troubleshooting abilities.
- Ability to work effectively with consultants, contractors, subcontractors, technicians, and facility management teams.
