The position aims to support the DP&A Manager and Senior Manager in leading the Projects/Developments analysis and providing proactive Strategic/Tactical support in assessing ongoing and pipeline projects by closely liaising with the Development/Business Development function and relevant teams across all business units.
Job Responsibilities and Accountabilities:
Assist in developing pricing models and standards for the DBU portfolio spanning shopping malls, hotels, and mixed-use communities.
Assist in preparing outputs for strategic financial forecasts and budgets.
Assist in preparing development reports and feasibility summaries for new projects.
Collaborate with consultants on ad hoc tasks.
To be the custodian of the feasibility files and have version control for all related projects.
Assist in preparing initial feasibilities as required for preliminary feasibility studies and HBUs.
Coordinate market research for UAE and non-UAE portfolios.
Assist in preparing market reports on real estate, demographic, and macroeconomic trends whenever required.
Assist the development/business development team in pricing models and ensure standardized area definitions.
Assist in analyzing new product proposals and incentives.
Assist in market-supported development briefs.
Collaborate with various stakeholders for inputs.
Perform scenario analysis and sensitivities as required.
Continue to enhance, improve, and make recommendations on feasibility templates, analysis, and standardization.
Assist in creating standardized development reports.
Assist in building competitor database and intelligence.
Participate in project financing activities as required.
Assist in Preparing development feasibilities following approved Standard Feasibility and Reporting Procedures.
The ability to build new consistent and reliable financial model templates from scratch with minimal guidance for different land uses such as Residential, Retail, Hospitality, Offices, and Mixed Use.
Assist in driving the business plan for the DBU portfolio.
Definition of Success:
Development of regular investment review reports.
Development of user-friendly financial models, market research, and competitor benchmarking.
Feasibility process improvements and standardization.
Quality of new project feasibility reviews and % approved by relevant stakeholders.
New business opportunities identified and/or evaluated, and % approved by relevant stakeholders.
Functional/Technical Competencies:
Goal-oriented with a focus on achieving results through effective delivery and execution.
Strong capabilities in analysis, finance, and technical aspects.
Proficient in Excel financial modeling, with a preference for familiarity with Estate Master.
Ability to source, analyze and implement new business ideas.
Effective communication and presentation abilities.
Experience in the real estate development industry encompassing market dynamics, regulations, macroeconomics, and development lifecycle.
Understanding of the Dubai Escrow account mechanism functionally and in terms of modeling.
Proficiency in real estate development area definitions, including but not limited to distinctions between BUA, GFA, GSA, GLA, etc.
Personal Characteristics and Required Background:
Sound working knowledge and application of local and international financial standards e.g., GAAP and IFRS, etc. Ability to understand tax and regulatory frameworks and define tax projections for inclusion in investment analysis. Comprehensive knowledge and understanding of the latest financial analysis techniques including DCF, WACC, EVA, and Financial Modelling
Bachelor of Finance or equivalent.
Professional qualification including CA/CFA/CPA/ACCA/FMVA is preferred.
Minimum 5 years’ of post-qualification experience working within a support- function. Strong knowledge in performing investment analysis / financial research / economic forecast of business conditions with a real estate developer across multiple asset classes, shopping malls, hotels, and mixed-use in GCC or abroad in a similar role.
