Job Purpose
We are looking for a BMS Technician in Dubai, UAE to monitor, maintain, troubleshoot, and support Building Management Systems (BMS) used to control and monitor HVAC, electrical, lighting, fire alarm, water, and other building services.
The BMS Technician will be responsible for ensuring reliable building operations through effective preventive maintenance, corrective maintenance, fault diagnosis, system monitoring, and technical support. The role will work closely with Facilities Management teams, contractors, and other technical personnel to maintain system performance, safety, reliability, and energy efficiency.
Key Responsibilities
1. BMS Operations and System Monitoring
- Monitor and operate Building Management System (BMS) platforms to ensure the reliable and efficient operation of building services and equipment.
- Monitor HVAC, lighting, electrical, plumbing, and other building systems connected to the BMS.
- Adjust system parameters, schedules, set points, and controls to support efficient building operations.
- Monitor BMS alarms, system events, equipment status, and performance trends and respond promptly to abnormalities.
- Carry out routine inspections of BMS field devices, sensors, actuators, controllers, control panels, and networking equipment.
- Ensure BMS-controlled equipment operates according to approved operational, maintenance, safety, and energy-efficiency requirements.
2. BMS Maintenance, Troubleshooting and Technical Support
- Perform installation, preventive maintenance, corrective maintenance, troubleshooting, and repair of BMS controllers, sensors, actuators, control devices, and communication networks.
- Diagnose BMS faults and identify the root cause of system and equipment issues.
- Carry out corrective maintenance to restore the normal operation of building automation and control systems.
- Support BMS testing, commissioning, system modifications, upgrades, and integration with building services.
- Respond promptly to maintenance requests, equipment breakdowns, BMS alarms, and emergency maintenance requirements.
- Provide technical support and operational guidance to Facilities Management teams, building users, and contractors when required.
3. Facilities, Compliance, Safety and Reliability
- Support the reliable operation of HVAC, electrical, fire alarm, plumbing, and other building services through proactive BMS monitoring and maintenance.
- Follow company maintenance procedures, technical standards, health and safety requirements, and applicable UAE regulations.
- Participate in emergency response activities and on-call maintenance duties when required.
- Identify potential equipment failures and recommend appropriate corrective and preventive actions.
- Monitor recurring faults and support initiatives designed to improve equipment reliability and building performance.
- Maintain a safe and clean working environment and immediately report hazards, unsafe conditions, or equipment issues.
4. Documentation and Continuous Improvement
- Maintain accurate records of BMS maintenance, inspections, breakdowns, repairs, alarms, and system modifications.
- Prepare fault reports, service reports, maintenance records, and technical documentation as required.
- Track recurring BMS and equipment problems and recommend solutions to improve system reliability and efficiency.
- Maintain and update BMS drawings, control schematics, manuals, technical specifications, and system documentation.
- Support energy-efficiency and continuous-improvement initiatives aimed at improving building automation and overall facility performance.
Qualifications and Skills
- Diploma in Electro-Mechanical Engineering, HVAC, Electrical Engineering, Building Services, or a related technical discipline.
- 1–4 years of experience in BMS operations, Facilities Management, building maintenance, HVAC controls, or building automation.
- Practical experience with Building Management Systems, HVAC systems, electrical controls, motors, fire alarm systems, and building automation equipment.
- Strong knowledge of BMS operations, building services, preventive maintenance, and corrective maintenance procedures.
- Familiarity with BACnet, Modbus, or similar building automation and communication protocols is preferred.
- Ability to read and interpret technical drawings, electrical schematics, control diagrams, and BMS documentation.
- Strong troubleshooting and fault-diagnosis skills related to automation, controls, HVAC, and building systems.
- Proficiency in computer applications, BMS software, maintenance management systems, and technical reporting tools.
- Good communication, coordination, teamwork, and customer-service skills.
- Ability to work effectively in a fast-paced Facilities Management and building maintenance environment in Dubai, UAE.
